Industrial Development Opportunities
The Port of Monroe Industrial Park has 328 acres of open land available for industrial development. The land may be divided in any reasonable configuration. The following incentives and advantages are available with approval from state or local government for any qualified development project:

FINANCIAL INCENTIVES -
Brownfield Tax Credits; TIFS; Abatement & Waiver of Fees

Because the Port property qualifies as a Brownfield under Michigan's Brownfield Redevelopment Financing Act, any developer will be eligible to apply to the State of Michigan for a tax credit against the Michigan Business Tax subject to certain limitations based upon the type and amount of the investment. Tax increment financing is available for certain eligible environmental, site preparation, and construction activities. The development is eligible for up to 50% property tax abatement and waiver of water/sewer tap fees.

ENVIRONMENTAL & ZONING -
Assessments Available; Zoned for Industrial Use

The Port of Monroe in cooperation with the Michigan Department of Environmental Quality (MDEQ) has performed environmental assessments of the lands. These lands are planned and zoned exclusively for industrial uses. The Port will provide copies of the environmental reports and zoning and site plan information to prospective developers and make its geologist, engineer, and attorney available to review and discuss the results and conclusions. The Port will assist the developer in preparing the Baseline Environmental Assessment (BEA) required by Michigan law. The MDEQ will issue developers a written exemption from liability for any existing environmental conditions upon receipt of a properly prepared BEA.

TRANSPORTATION & UTILITIES
The Port lands are adjacent to I-75 which is directly connected to I-275, and accessible to US 23 and the Ohio Turnpike via class "A" all-weather roads. Direct rail service by CN or NS is available to most sites and generally available at the Port's intermodal facilities. Docking facilities are available for waterborne commerce as Michigan's only port on Lake Erie. Electricity and natural gas are available for industrial users. Water, storm and sanitary sewer facilities will be provided at the property line.

PLAN REVIEW -
Simple, Straightforward Procedure Available

Both the Port and City of Monroe strive to serve prospective development opportunities with priority attention. As such, for most projects only an administrative site plan review procedure is required to obtain local approval. Staff is pleased to meet at the developer's convenience to assist in plan development and/or utility service.

INSPECTION OF PREMISES
The prospective developer may have access to the site for any technical inspection or investigation at a mutually convenient time subject to standard reasonable insurance and restoration requirements.
